Spring’s approaching and you have decided to buy a house. You found the house of your dreams with a three car garage, walk out basement and a pool. However, you’ve never owned a pool before and are unsure if this pool will be a headache. Your Real Estate agent may recommend a pool inspection. They are correct, as Professional Pool Inspections are almost necessary when buying a house with a pool.
Why should you get a Professional Pool Inspection? Simple, unless you’re a pool expert yourself, you’ll want to find a Certified Pool Builder to conduct the inspection. Below are a few recommendations on why to have a Professional Pool Inspection completed prior to purchase:
Do not rely solely on a home inspector. Home inspections rarely cover a pool inspection. When a pool inspection is offered, many home inspectors do not have the required expertise to evaluate a pool. Make sure to pay close attention to detail, as most home inspection reports include a disclaimer covering the pool.
Pools have complex equipment. Most people do not realize that when you look past the pool, there are pumps, heaters and filters that need to be checked for leaks and proper operation. Not only does a pool involve plumping materials, pools contain electrical equipment that also need to be inspected. Pool safety covers, decking surrounding the pool and hardware all need to evaluated for their condition.

The fence is required to be functioning with self-closing, self-latching gates. Again, this does vary by city and state so make sure that your pool inspector is knowledgeable of state laws.
Review all details prior to closing. When buying a home with a swimming pool it is important to remember that the pool is coming to you “as is.” Make sure to adjust the price they are asking for if, the pool needs to be restored to good operating condition.
